If you are availing of any of the many SEAI individual energy upgrade grants, you will need to get a
post works BER done for each upgrade, or better still, get the one BER assessment done after
doing a few at the same time. A BER certificate is required to sell most homes now, bar exempted
listed properties and it is an increasingly important factor in determining house valuations, as it
directly relates to the comfort, warmth and running costs of that house. A rated properties
command premiums and B3 and above properties qualify for substantially cheaper mortgages.
New BER’s are also a good idea if you add any extensions or air gap porches to your home.
